New Homeowner Information
Association Dues
Property owners in The Highlands of Santa Maria are subject to the Covenants and Restrictions and pay annual dues to support the community services provided by their association. Dues statements for the coming year are sent out each December, with full payment due by January 1.
Annual Dues Rate
$545/year for all homeowners
Pebble Beach homeowners pay an additional $450 assessment each year to cover expenses associated with their private street, security gate, and other costs specific to their gated area.
Dues Payment Policy
Billing Frequency: Annually (January)
Payment Terms: Due 30 Days of Invoice Date
Accounts 30 Days Delinquent: A past due notice will be mailed to the owner only once, and interest at a rate of 12% per annum plus $50 per month late fee will apply to the outstanding balance.
Accounts 7 Months Delinquent: A final notice will be mailed informing the owner that their account will be turned over to an attorney for collection. If payment is not received prior to the following year's dues payment date, a lien or judgment will be filed. Additionally, interest, late fees, and attorney fees will apply to the outstanding balance.
